Ho Chi Minh City → Asia

franlab.ai is an incubator for franchise businesses built AI-first from the first unit: one operating system, one playbook, one margin structure — designed in Vietnam to replicate across the region.

Five ventures built · applications open year-round

Build a venture

You have a concept and you want to open the first unit.

Twelve weeks, four gates. We stand the counter with you and write the manual from what actually happened — starting whenever your concept is ready.

Apply to build

Operate one

You have capital and you want to run a unit, not build a brand.

Our ventures franchise as they mature. Register interest now and we will come to you with unit economics and open territory when the pack is ready.

Operate one

The thesis

Franchising is the fastest distribution system ever built. Nobody has rebuilt it for AI.

01

The unit is software-shaped

Scheduling, inventory, hiring, compliance and customer service ship as agents on day one — not as a digital-transformation project in year five. The store is an interface over a model.

02

The playbook is the product

Every venture leaves franlab with an operating manual that a machine can execute and a franchisee can follow. Replication stops depending on the founder being in the room.

03

Vietnam is the proving ground

Dense cities, young operators, hard unit economics and a supply chain that answers the same day. A concept that clears margin in Saigon clears it in Jakarta, Manila and Bangkok.

How we work

We open the first store ourselves.

franlab is an operator, not an advisor. Every venture we take on trades in the real world before it sells a single franchise: our team stands the counter, breaks the process, and writes the manual from what actually happened.

That is also why the programme cannot run over video calls. The twelve weeks happen on the floor of a store that is open and serving customers — not in a meeting room, and not on a slide.

The lab

We built the rails first.

Four of our own ventures already cover the franchise lifecycle. Every venture we take on is plugged into all of them on day one.

Discover

FRANWORLD

A marketplace across 35+ markets, with published pricing and labelled data. Your venture lists where franchise buyers already look.

Operate

franbase.ai

Six AI tools across the franchise lifecycle — disclosure analysis, unit modelling, territory mapping, day-to-day ops.

Exit

FranX Asia

The first exchange in Asia for store resales, new listings and territory rights, across 40+ markets. Your franchisees have a way out from day one.

Attention

FranPulse.ai

The industry's paper of record, with 4,200+ subscribers and a published AI adoption benchmark across 50 systems.

The program

Twelve weeks, four gates.

Each gate has to clear before the next one starts. No gate, no next stage — the same discipline we will ask of your franchisees.

Weeks 1–3

Concept & margin

Category selection, unit model, and the one number the business lives on.

Weeks 4–6

Agent stack

The operating system: ordering, rostering, service and books — built and staffed by agents.

Weeks 7–10

Live unit

Doors open in Saigon. Ninety days of real trade, instrumented end to end.

Weeks 11–12

Franchise pack

Manual, unit economics, territory map, first franchisee conversations opened.

The portfolio

Five ventures. Four you can open right now.

Other incubators show you someone else's logo and a valuation you cannot verify. These are ours, and they are open in a browser tab.

The corridor

Born in Vietnam. Built to cross borders.

Each venture is designed against a six-market replication corridor from the outset: pricing, staffing model, and legal structure chosen so unit two can open outside Vietnam.

We have not opened a store yet. We built the rails first.

An exchange across 40+ Asian markets. A marketplace across 35. A tool library covering the whole franchise lifecycle. The industry's paper of record. The next venture we take on is where we put a brand on top of them.

Questions

The things people actually ask.

01

What does franlab actually do?

We build franchise businesses that are AI-native from the first unit, and we open that first unit ourselves. Twelve weeks, four gates, in Saigon. We take on a small number of ventures at a time and start each one when it is ready — there is no batch and no deadline.

02

What does “AI-native” mean here, specifically?

It means the back office ships as agents on day one — ordering, rostering, books, customer service, compliance — rather than being added as a digital transformation project years later. The store is an interface over a model, not a shop with software bolted on.

03

Do I have to move to Saigon?

Effectively yes. The programme runs on the floor of a trading store in Ho Chi Minh City. You cannot build a franchise manual over video calls.

04

What happens if I do not pass a gate?

The program stops for that venture at that gate. We tell you what did not clear and why. Gate discipline is the same discipline we will ask you to hold your franchisees to — it would be strange to exempt ourselves from it.

05

How technical do I need to be?

Less than you think. We are looking for operators and category obsessives at least as much as engineers. The agent stack is something we build with you; the unit economics are something only you can be certain about.

06

I already run a store. Can I still apply?

Yes, and it is one of the strongest profiles we see. If you already know what your unit does on a Tuesday in September, you are ahead of most applicants.

07

I want to operate a unit, not build a brand.

Different door. Our ventures franchise as they mature, and you can register interest now — see the Franchise page.

08

Can I apply from outside Vietnam?

Yes. The replication corridor covers six markets and we read every submission from the region. The first store still opens in Ho Chi Minh City.

09

What is franlab's relationship with FRANWORLD, FranPulse, franbase and FranX?

They are our first five ventures. Together they cover the franchise lifecycle — discovery, operations, liquidity and industry intelligence — and every venture we take on is plugged into all of them.

10

How is franlab different from a fund or a franchise consultancy?

A fund writes a cheque and waits. A consultancy writes a document and leaves. We open the first store ourselves, stand the counter, break the process, and write the manual from what actually happened.

Send it when
it is ready.

We read applications all year round. There is no batch to wait for and no deadline to miss.

Applications open year-round

You cannot open physical stores in batches. Every unit needs its own lease, build-out and team — so we take ventures on one at a time, and start each one when it is ready.

We answer every submission ourselves, usually inside two weeks.
